Architectural Review Committee
  • chevron_rightDo I need approval before I remove Trees on my property?
    Trees that are either dead or dying should be removed as promptly as possible.  If the tree is in the front or side yard, the stump must also be removed.  Sod or mulch must be replaced so that there is no evidence of the original tree.
     
    If the tree had been used to screen an area of the property such as pool equipment, then the tree must be replaced as soon as possible no later than fall of the same year.  All trees removed or planted must be approved by the ARC, prior to starting the project.
     
    There are restrictions on the number of trees that can be removed.  See the Covenants for that information.
  • chevron_rightDo I need approval for my landscaping project on my property?
    Landscaping projects—other than minor, simple ones—must be submitted and approved by the ARC.
     
    Homeowners are asked to make sure any landscaping near the curb, mailbox, etc. does not create a blind spot for drivers, runners, walkers, etc. When planting, be sure to consider the “growth factor.”
  • chevron_rightDo I need permission from the Architectural Review Committee to Repair or Paint my house?
    Repairs that do not alter the exterior appearance of your property do not require ARC approval—ONLY NOTIFICATION.  These include like-for-like repairs and replacement that do not change the size, texture, type of materials and/or color of the home.

  • chevron_rightHow do I get approval for exterior changes to my property?
    We have an architectural review committee of volunteer homeowners. The committee reviews and takes action prior to any exterior change—house and grounds—to your property. This includes (but is not limited to) additions, renovations, paint, roof colors and styles, windows, play sets, and more. It's all covered in the Covenants and the guidelines and application in the architectural review section of the website. Without this, we would be another "anything goes" development. Many people are blessed with good architectural skills, but some aren't.
Association Maintenance Fee
  • chevron_rightHow do I pay my Homeowner Maintenance Fee?
    As of January 2025, the homeowner association maintenance fee is $195 per quarter.

    Automatic withdrawal (ACH) payments may be set up by providing a void check and a dated and signed note of authorization to the address shown above.
     
    Statements are rendered 4 to 5 weeks before due date with payment due the by the first day of each calendar quarter.  A monthly $10 late fee is automatically added to a late account—no flexibility.  This is one of the reasons that Foxland Hall has had -0- fees late at the end of the last 14 consecutive years.

Association Property Transfer Fee
  • chevron_rightHow do I pay the Property Transfer Fee?
    As property in Foxland Hall is sold, a Property Transfer Fee is due and payable at the Closing.  As of January 2025, the Property Transfer Fee is $1000 and is to be sent to the Foxland Hall Homeowners Association.  Sometimes the Closing Agent includes the Property Transfer Fee as part of the distribution of funds.  Otherwise, the payment by the purchaser should be sent directly to the Foxland Hall Homeowners Association by the Closing date.

  • chevron_rightMay I hold a Garage Sale?
    You may occasionally advertise and host your own garage sale.  Remember that the City of Brentwood and the Foxland Hall HOA prohibit homes from commercial or retail use, so make sure garage sales are not your regular business.
     
    You are advised not to place advertising signs at the entrance to Foxland Hall until early on weekend mornings.  If signs are placed in the easements along public roads or on HOA common ground, the city workers will remove them.  Usually, those signs may be retrieved during business hours and City of Brentwood Public Works.
     
    If you place advertising on a neighbor’s property, ask first.  Ask that cars be parked on just one side of the street.
     
    Some years, the Foxland Hall HOA joins with nearby neighborhoods and advertises and sanctions the Annual Neighborhood Garage Sale early in May.  To accomplish this, we must have a chairman.  If interested, contact The Ad Group.
  • chevron_rightWhat happens if a violation occurs?
    Violations of the Covenants are first notified by a friendly, neighborly telephone call or copy of a recent Foxland Hall News (quarterly newsletter) with the specific violation circled—as a reminder. There are additional steps if the violation isn't corrected.
  • chevron_rightWhat Yard Signs are permitted?
    The only yard signs permitted are House for Sale signs, political candidate signs (consistent with State law) and small congratulatory signs, like graduation from an accredited K through College (for 15 days).  Contractor signs or advertising signs are not allowed.  The City of Brentwood enforces a strict sign policy.

  • chevron_rightAre there social events for Homeowners?
    Yes. Foxland Hall HOA sponsors the Annual Picnic in the Park.  This event is usually held on a late Saturday afternoon each Fall at the Foxland Hall Park.  It’s for all Foxland Hall families and provides an opportunity for residents to better know each other and enjoy food and fun together.
  • chevron_rightIs there an Annual Meeting for Homeowners?
    Yes.  The Annual Meeting of the Membership is generally held on a Monday evening late in January each year.  Notice of the date, time and location is provided several months in advance.

  • chevron_rightHow do I dispose of Yard Waste?
    We suggest three options to help you dispose of your leaves, clippings, weeds, limbs and branches.  “Do not mix garbage or food with yard waste, for it will contaminate the composing process.”
     
    1—For monthly collection, the City of Brentwood will collect your yard waste in paper landscape bags, as well as tree/brush limbs during the first full week of each month.  The limbs must be stacked in your yard near the curb with the cut ends toward the street.  Tree branches must be less than 6 inches in diameter so they will fit into the chipper.  The paper bags of natural yard clippings should be folded closed and placed near the limbs.  The homeowner must sweep the street after the yard waste is collected.  The city composts yard waste to use in city parks and there is no fee for this government service.
     
    2—For immediate yard waste disposal, county residents may take yard waste to the Williamson County Convenience Center at 1495 Sneed Road West (near Hillsboro Road) in Brentwood.  If you use plastic bags, the yard waste must be emptied into the designated bin without the plastic.  Or, if you use paper landscape bags, you can toss the whole bag into the bin.  Limbs and branches can be tossed into the bin.
     
    3—Your privately hired landscaper should haul away all clippings, leaves and branches that their work produces.
  • chevron_rightWhat are the Trash Collection Policies?
    "Back door" trash pickup is used in Foxland Hall.  Simply put, no curb service. Without enforcement of this, we would likely see 20 or 30 trash receptacles at the curb every weekday.  Foxland Hall HOA conducts a survey of several trash pickup vendors to determine how each operates and how each is priced. That information—since it is regularly updated—is available by contacting The Ad Group. The Foxland Hall HOA hopes that fewer vendors are used an effort to cut-down the street traffic of trash trucks.
  • chevron_rightWhich back-door trash service companies are available?
    The majority of Foxland Hall homeowners currently use Waste Industries (purchaser of Clean Earth Sanitation in 2011) as their trash pickup vendor. Waste Industries now charges $105 per quarter based on once-a-week pickup—more for twice-a-week service.
     
    There are other vendors serving Brentwood. We simply checked with those known to currently provide back-door service in Foxland Hall. Back-door service is extremely important (and required) since we have multiple vendors serving Foxland Hall. Otherwise, we would likely have 25 trash cans at the curb every day of the week.
